Owners Forum : 16 October, 2025

MillRidge Homeowners,

On behalf of The Board, to improve communications between Homeowners, Board and Management Company, has asked Renner Management to share a few updates from our board meeting and owner forum which took place,16 October, 2025 at the North Ridgeville Library.


Operations Budget

The cost to maintain our community was discussed vs. the total income from HOA fees paid by homeowners. These costs are associated to landscaping, utilities, insurance, basin maintenance, general maintenance, management/admin fees, legal fees, reserve rebuilding, etc


Operating budget for 2025: $44,800. 

Current income our association has to operate on: $45,850

Current expenses through August 2025: $31,418

Each month we have approx. $4,000 in expenses


Unpaid fees of 44 homes in our small 131 home association are leaving us with tight margins to operate within.


Included in the operational budget are the funds transferred to rebuild our reserve funds after having to deplete them to move forward with correcting issues on large areas of common space vs. litigation with the developer.


Adding the additional retention basin on Rummel Mill/Stratton Mill to the maintenance plan will increase our total operational costs for future years.

Reserve Rebuilding

As mentioned above, The Board is working to rebuild the reserve funds that were used to complete the common areas in our development. We continue to maintain and improve on the common areas in our development with the funding we do have to operate on and will continue to rebuild our reserve funds to be compliant and also for the financial security of our HOA and benefit to all owners.


Above Ground Pool Amendment

There are enough signatures on the petition to move forward with amendment ballot language drafting with our lawyer. However, not enough homeowners have paid their yearly assessments to have their votes counted if it were to be sent out to vote, automatically failing the ballot. As it stands 44 homes out of 131 homes in our community are delinquent. To pass an amendment to the bylaws, we need 75% YES votes to pass the amendment. Currently 33% of homes are delinquent and their votes would not count. If delinquent owners pay their yearly fees, and we can drop delinquency rates so that 75% of owners are eligible to vote, the expense of drafting legal ballot language for homeowner voting would be considered. As it stands now not enough homeowners are in good standing to pass the amendment, making the expense to draft the ballot language an unnecessary expense for the association at this time.


Rummel Mill/Stratton Mill Retention Basin 

Working with city officials to clean up the waterway on Rummel Mill Drive/Stratton Mill street side. Working with the city and homeowners nearby to gain access to the retention basin via access easement so that we may begin reconstruction & finishing of the area so that it may be cared for by our landscapers and improve the overall look of our neighborhood as well as greatly reducing the imposition on adjacent lots.

Homeowner Communication

The Board discussed implementing new technologies to help us better communicate with residents at a low-to-no-cost to the association. More information about this will be coming out soon but we hope to implement an easier way for email communication and a website where our owners can go to find important information about our association and updates that pertain.


Annual HOA Meeting

Annual HOA meeting will take place in early December. Notices will be sent soon of the date and time. We will be covering the topics discussed above and more at the meeting in more detail. We hope that all homeowners can attend.
