Architectural Change Review

Homeowners should submit an Architectural Change Review request for any exterior modification to their home. These changes include landscaping, painting, light fixtures, fences, siding, outbuildings, in-ground pool, etc. Change review forms should be submitted for anything placed on the property, including the front, side and rear yards. The modification is to appear as if it was original and not to be visually obvious it is an addition to original design.

 

In many neighborhood communities this is typically what creates the recognizable "neighborhood", It is also a major influence on a buyer's perception of added value and validates HOA governance. Please take time to review the Covenants and Restrictions and the City of North Ridgeville before submitting your form.

Approval Process for Homeowners

​​As part of our commitment to maintaining the aesthetic and structural integrity of our community, all homeowners must seek approval from the Homeowners Association (HOA) before making any exterior modifications or significant changes to their property. This process ensures that all improvements are consistent with our community standards and guidelines.

Step 1: Review HOA Guidelines

Before planning any changes, please review the HOA’s Covenants and Restrictions which includes architectural and design guidelines. 
 

These guidelines outline acceptable modifications and provide detailed information on materials, colors, and styles that are in harmony with the community’s overall appearance.

Step 2: Submit an Application

Once you have your project in mind, complete the Architectural Review Application Form.
This form requires the following details:

  • Project Description: A brief overview of the proposed changes.

  • Plans and Drawings: Detailed sketches, blueprints, or photographs that illustrate the scope of work.

  • Materials and Colors: A list of materials and color samples you plan to use.

  • Contractor Information: The name and contact details of the contractor or company that will carry out the work (if applicable).

 

Step 3: Submit Your Application

Submit your completed application and any required documents to the HOA board.

Step 4: HOA Review and Approval

The HOA board will review your application during the next scheduled monthly meeting, or sooner. The board considers how the proposed changes align with community standards and their potential impact on neighboring properties.

  • Standard Review Time: The review process typically takes 2-4 weeks.

  • Additional Information: If the board requires further details, they may request additional information or clarification, which may extend the review period.

Step 5: Receive Your Approval or Feedback

Once the board has reviewed your application, you will receive a written decision. The decision will either:

  • Approve your application as submitted.

  • Approve with Modifications where certain changes may be required.

  • Deny your application with an explanation and suggestions for resubmission.

Step 6: City Permits and Zoning (where applicable)

Upon receiving HOA approval review municipal permit requirements.  All hired contractors must be registered with the city.  Review all city building and zoning guidelines before beginning your project. Feel free to call the Building Division to schedule an appointment to discuss your project with our staff. Ask if a permit is required for your project. For permits that require a plan review, plan for at least three weeks from the time you submit your application until the permit can be issued.

Step 7: Begin Your Project

Upon receiving HOA approval and city permits (where applicable), you may begin your project. Please ensure that all work is completed according to the approved plans. Any deviations from the approved application may require additional review or approval.

Step 8: Final Inspection

After completing your project, the HOA may conduct a final inspection to ensure compliance with the approved plans. Homeowners are responsible for scheduling this inspection with the HOA & City of North Ridgeville.
