Updated: 2/26/26 OPEN ITEMS: 5th Retention Basin Rehab (Rummel Mill & Stratton Mill Street) City has confirmed the access easement for this basin for the Board. The Board will work with VLP in late March to give us a quote to redo the entire area so that it is manageable and maintainable. If the budget allows, we will look into moving forward.
Vacant Lot on Rummel Mill This lot is still owned by the developer. There is an oil/gas tank buried on the property that needs to be removed and the area needs remediated before the land can be developed on. City is working with owner and ODNR to get the well marked as abandoned so that remediation can begin so that the owner can sell the lot and develop the last house so that our neighborhood can be complete.
Legal Options for Delinquent Homeowners
15 delinquent (~11%) homeowners remain as of 2/26/26 with outstanding balances equalling $16,950. Exploring options with our legal counsel to add liens on delinquent homeowners and exploring the foreclosure process on homes that have not paid HOA dues in multiple years.
Landscaping Clean Up of Waterways
Maintenance of ditches and waterways are HOA responsibility unless the waterway becomes completely blocked. If the flow of water is completely restricted, the city will assist. Board is discussing what we can do to clean up some of the ditches in our neighborhood with the landscaping company in-regards-to our current budget.
First Energy / Light Pole work
First Energy came out in October on Stratton Mill/Rummel Mill to start a light post project and then ghosted us. Winter came and froze everything. Board is working with the PM of the project to see when they will be back out to finish their work.
Gladstone Mill Roundabout Getting a plan and proposal to finish the Gladstone Mill Roundabout to see if we can swing it with the budget in 2026.
Homeowner Request: Street Lights on Rummel Mill to Stoney Ridge Contacting the city to see if we can add street lights on Rummel Mill Dr. to Stoney Ridge.
Above Ground Pool Amendments Working with our legal counsel to see what the cost is to draft up the amendments on pools now that we have enough paid owners (87%) to pass a vote! If cost is minimal, we will move ahead with drafting the official ballot and distributing.
Q1 Update Email To Homeowners To go out in April.
Snow Removal on Common Area Sidewalks If budget allows, discuss for winter 2026-2027.
Homeowner Survey A survey will be emailed to all homeowners looking for their feedback and opinions on our neighborhood.
CLOSED ITEMS:
Reach out to City about Developer Bond City has confirmed that Developer Bond is not available for us to recover funds. The City still has a punch list of items they need to developer to complete as well.
